Every time I head out to see what home builders have come up with next and visit the latest display homes I am inspired to build a new home... Every time!
Home Builders are really listening to consumers and observing the way people want to live. Builders are adapting to smaller block sizes by using every last inch of space to deliver amazing liveable homes.
Starting your journey and deciding whether to build or buy established must include a visit to your nearest display village. You will walk in with wide eyes and think every home is perfect but as you infuse logic into your selection criteria based around what would make for a great home for your needs, some homes will start out above of the pack. Its this selection criteria you need to keep in the front of your mind otherwise its likely the whole process will become very confusing and overwhelming.
Don't walk into every display home in a village just for the sake of it. Talk to the sales consultants upon entering to quickly explain your needs. It could be that they have a new display just being built that is absolutely perfect and that the homes on display are not perfect for your needs.

Consider these elements when embarking on the journey of discovering the perfect display home.
The first thing to realise is that there are lots of display homes you out there and you shouldn't look thru them all. If each home takes 5 minutes to look over properly and you go to a village with 30 homes on display - that's a 3 hour process and the brain will be frazzled.
Your Key Home Criteria!
If you decide on a few simple criteria early this will save you heaps of time:
- - Number of Storeys
- - Number of Bedroom
- - Master bedroom location
- - Number of living areas
- - Indoor Outdoor integration
- - Only builders that build where you wish to build
- - General size of home
- - Exclude builders you don't want to build with
- - Homes that suit land you own or plan to buy
Suits the Land
This is really important. If you have already purchased or know the block you want to buy, only visit houses that complement the land. Consider the sun orientation, drive way position on the block its dimensions etc.
Floor Plan Preferences
After you have visited a few displays, you should start to decide whether you like really open plan or prefer homes that are more segmented. Hone which homes you visit based on your growing preferences.
Consider you total budget for your new home and remember there are 2 components, the cost of the land and the cost of the home. If your budget is $500K and the land is likely to cost $275K then you have a budget to work with for the total build component of $225K. Remember also you are going to ensure you have money left over for some things that may not be included in the build like curtains, driveways etc.
Its important during your research to engage with sales people and not try to avoid them. yes they are their to sell houses, but they are their to guide you. By asking questions you may be able to discount certain builders that might not build in your location, or you review all their designs with the agent and realise none of them will be suitable. This just means you don't need to waste your time visiting homes from that company and can focus on others that are suitable.
