1. What is a House and Land Package?
The term House and Land Package is used loosely and does mean many different things. Broadly it's a brand new home but more specifically it can either be Off the Plan, Under Construction or Complete. Off the Plan House and Land Packages are the most common and refer to a proposed dwelling on a specific block of land. Generally speaking with Off the Plan Packages the land is still purchased separately to the home.
2. Where to Build
This question really depends on a number of things that only you can answer. Where around Perth would you like to live factored against other elements like your budget, proximately to work, schools and transport etc. It's really up to you to do some research and determine suburbs and land estates of interest and ensure the home builders and designs you like can be built in those locations.
3. Which Block of Land
After deciding on a few suburbs within a designed region of Perth, you need to next look at which specific block of land within which land estate or suburb best suits your needs. When considering Home & Land Packages its important you review a site plan that shows how the home will positioned on the block of land. Consider the amount of outdoor space provided and make sure the positioning of the home and living areas face towards the North to ensure maximum benefit of solar orientation for enjoyment. The block of land must complement the positioning of the proposed home to be built on it.
4. Which Home Design
You're not alone if you struggle to visualise what a home will look like by looking at a 2d floor plan. The best thing to do is start visiting Display Homes and Show Home Villages around Perth. You will be absolutely amazed at what's on offer in terms of the choices on offer to suit every buyers needs, and many builders will also alter floor plans to suit your specific requests.

5. Your House & Land Budget

6. Payment Process
It can be easy to get swept away in the excitement of a home you fall in love with which seems great value. It might be great value but its still worth comparing with another similar home from another reputable home builder. Here is a list of things that can alter the price of a home significantly. Check whether they are included and if not factor the prices in to compare like for like;
- Are site costs included and fixed in the price
- Floor coverings
- Driveways and paths
- General specifications of appliances
- Standard Internal Roof Heights
- Windows Coverings
- Type of lighting
- Compare homes of very similar size
- Timeframes to build and whether these are guaranteed over and above the contract timeframes which tend to be quite long (the longer it takes the more it costs you in holding costs)
When comparing value you also need to think of what value you place on one home over another. i.e. If one home is actually $8,500 more than another, but built by a builder you feel more confident in and you feel the floor plan is much better, maybe that $8,500 is well worth it. Remember when you sell the home one day the next buyer will probably see that value too and pay the extra $8,500.
7. When will the Home be Ready - Time Frames
If you decide to buy a home that isn't finished its really important you look at this carefully. If the land you purchase isn't actually ready to be built on, called "title released" for another 6 months, the home cannot even begin construction until then. Then you need to be confident the time frame the builder is telling you is realistic and within what they usually deliver. Some Home Builders will offer a Guarantee, i.e. 22 weeks and have penalties in place if it exceeds this, which can provide great peace of mind.
Remember the time frame impacts on the total cost as whilst the home is being built you need to be living somewhere, so just keep that in mind.
8. Payment Terms for House and Land Packages
Different types of House and Land Packages will have different payment requirements. It's important you ask the Builder or consultant which payments will be required when and ensure they suit your plans.
Question to Ask:
- Is the land purchased on a different contract to the home build component
- What are the payment terms for both the land and home components; some might be 100% on completion with small deposit up front, or progress payments on the build and settlement on land when the title is released etc.
Discuss the type of payment process required with your lender to ensure it works well for you.
