1. Where to Buy Land
When deciding on a location, a range of important factors should be considered. Proximity to family & friends, your immediate needs for transport, where you work and travel time, budget, available builders in that area etc. It's worth exploring a range of general regions and then honing down to specific suburbs and estates that suit your specific needs. With a shopping list, you can now visit these regions and estates to further compare what's on offer.
2. Which Block of Land
When selecting a specific block of land its critical you understand some of the important questions to ask as each block is different. Different aspects of the block will impact overall costs in the build in different ways and being able to provide the builder with initial findings can help to get a better picture of estimated costs earlier on before you make a purchase.
Soil Type: The developer or builder may have an indication about the soil classification by referencing other blocks in the area.
Rock: Can you get any indication whether rock has been present in neighbouring blocks.
Fall, Fill Trees & Easements: If you are able to look over the engineering plans with the developer and or builder or independent expert, you should be able to estimate fall or slope of the block, fill, plus any easements or trees that might come into play. The builder will take this into consideration when sitting.
3. What Size Block
If you have a home you plan to build then obviously you need to ensure the block of land suits that design. Consider solar orientation and North aspect, and the available outdoor space you will require. The cross over for the driveway will often dictate which way the home will be sighted. When looking at the price of land, remember a block that seems cheap may in fact end up costing more to build on because of fall of land and other aspects that impact costs. Consider the price of the land as only one component of what the total cost will be. Also ask about the payment structure in regards to deposits and final payment etc.
If the land is not already available to be built on, find out when the title release date is. If its 8 months away this could factor into you selecting another block or from another estate if you need your new home more quickly. Long delays can also impact your ability to have a builder hold their current prices if you have already placed a deposit on the home.
6. Buy as a Package?
A number of builders do offer fixed price House and land Packages. In this case they have earmarked specific blocks of land and fix the total cost of the build on that land which does minimise uncertainly which could be a good option.
